PLOT PLAN LAYOUT INSTRUCTIONS Click to Enlarge --> Plot Plans are designed at FULL SCALE when using the ArchiCAD 6.5 software. All lettering is to be placed at a size that is readable on a standard "A" sized sheet of paper (8.5" x 11") 1. Establish the LOT LINES using the bearings and dimensions in feet and inches; 2. LOT CORNERS are marked with a 1/16" diameter filled circle surrounded by another larger circle. 4. Lay out the PROPOSED STRUCTURE using your floor plan dimensions to be absolutley accurate. The outline of the house is shown with a SOLID line and filled in with SECTION lines at 45 degrees. The ROOF OVERHANG is shown with HIDDEN lines. 5. BUILDING LINES (will vary according to community regulations: -------------A. Set back from property line: ----------------30'-0" (typical) -------------B. Side Clearance from property line: ---------5'-0" (minimum) -------------C. Clearance between adjacent building: ------15'-0" (typical) 6. Layout the ROADS, DRIVEWAYS and WALKS; -------------A. DRIVEWAY (Single Car): ----------------8'-0" (wide minimum) -------------B. DRIVEWAY (Two Car): -----------------16'-0" (wide minimum) -------------C. SIDE WALK: ------------------------- ---3'-0" (wide minimum) -------------D. AUXILIARY WALKS: ------------------2'-0" (wide minimum) 7. Layout all UTILITY LINES and structures (refer to your Division Sheet for LINE TYPES); -------------A. COMMUNITY SEWER LINES -------------B. ELECTRICAL POWER LINES -------------C. TELEVISION/CABLE LINES -------------D. PRIVATE SEPTIC TANK -------------E. COMMUNITY WATER LINES -------------F. TELEPHONE CABLE LINES -------------G. NATURAL GAS LINES 8. Add DIMENSION and CONTOUR LINES to depict the "lay of the land"; 9. Add LABELS for STREET NAMES, UTILITY NAMES, SIDEWALKS and DRIVEWAYS.; 10. Add a NORTH indicator (Meridian Arrow) in an area where it does not interfere with the rest of the labels or dimensions; 11. Place your TITLE BLOCK in an area where it does not interfere with the rest of the labels or dimensions;
